Workforce Housing

In Quadrants B & B1, AvalonBay would introduce a comprehensive mix of for-sale and rental housing that would address the needs of many varying demographics from young to old using progressive smart-growth planning principles. The development team will create a mix of diverse housing types on the site with the YMCA prominently situated just off of Yaphank Avenue at the entryway to the community adjacent to the residential uses. AvalonBay and Damianos envision 1,750 units of housing in this quadrant (2,000 in overall plan) with 30% or 600 total units being designated for Workforce Housing. The residential component will be allocated between rental and for-sale housing at the ratio or 1:1 or 1,000 for-sale homes and 1,000 rental homes. The housing stock will include a mix of Two-Family Homes, multifamily homes (Condominiums, Flats, Direct Entry and Townhome units), and 600 Workforce units.

As part of the development in Quadrant B, it is envisioned the residential communities would include pocket parks and greenways to allow for the gathering and recreation for those in the local community.
